Complete the application – please be sure to put the address of the property to which you are applying for & your anticipated move in date and submit it to the property manager along with the application fee. The application fee is $20.00 per application (Paid through Zelle Only). We will not process applications if we have not received the application fee and all the supporting documents. All applicants Must include proof of income (most recent month's paystubs, disability benefits, etc.), copy of a photo ID, application filled out completely and the application fee.
Credit History
We look at credit history on a case by case basis. If you have weak credit history, a steady job, sufficient income and a good rental history will help.
Criminal Background Check
We will run a criminal background check as part of our approval process.
Rental History
You MUST be FREE of evictions, judgments and unpaid rents.
Occupancy
The number of occupants is limited to 2 persons per bedroom.
Pets
Policies on pets vary according to the home. Pet policies are strictly enforced.
Approval
Approval time depends on responses from your employer and landlord references. Please notify your company and your previous landlords that we will be contacting them.
Lease Signing
Upon notification that you have been approved, you will need to schedule an appointment with the property manager to execute a signed lease and pay first months' rent and security deposit. The property will remain on the market until a lease has been signed and all payments have been paid.
Utilities
You are responsible for all utilities and scheduling the transfer into your name on the scheduled day of move in. you will need to provide verification that all utilities have been transferred into your name. Water will stay in landlords name but you are still responsible to pay the utility.
